When your real estate agent or mortgage company has you to sign an offer and acceptance contract, there is a box that the seller will check if he agrees to supply the WDIR. Unless you have negotiated the expense with the buyer, normally the seller is required to pay for the cost of the WDIR. Therefore, if you are considering selling your home and you have a termite contract, DO NOT cancel your service. It could save you some money. Most company contracts are transferable to the buyer. The termite contract stays with the house and does not go with the seller.

In Arkansas, when a licensed pest control operator (PCO) issues a WDIR, he is required by law to treat the property even if active termites are not visible. The PCO must then guarantee the property for one (1) year against future termite infestation. If the buyer desires, he can maintain a yearly contract after the 12 month warranty expires.
